Weybridge Capital, formed in 1993, specializes in the investment and management of commercial and residential vacation real estate. The firm's current focus is on the acquisition of luxury vacation homes in popular destinations in the United States and around the world that not only have a strong cultural component but which have seen values decline in the recent recession. Weybridge has the ability to work with investors of all sizes to acquire the appropriate property or properties based on investors' unique investment parameters. Buying real estate has become increasingly complex and requires considerable expertise.

With the investor's interest in mind, Weybridge offers the following services relating to the acquisition of an existing property:

  • determining the investor's criteria for investment of funds;
  • finding the most appropriate investment vehicle and property based on these criteria and submitting all offers for approval;
  • completing a detailed financial analysis of the property, showing investment returns on an after-tax basis;
  • writing a detailed investment proposal summarizing all aspects of the transaction;
  • negotiating the best possible price for the property;
  • obtaining any necessary financing;
  • completing a thorough due diligence review of the asset;

Weybridge also has the ability to work with those investors wishing potentially higher returns by developing new properties or redeveloping an existing property. With the investors' interest in mind, Weybridge offers the following services:

  • determining the investors' criteria for investment of funds;
  • finding the most appropriate development or value-added opportunity and submitting all such projects for approval;
  • completing a detailed financial forecast of the project, outlining a projected timeline and showing investment returns on an after-tax basis;
  • writing a detailed investment proposal summarizing all aspects of the proposed transaction;
  • negotiating the best possible purchase price of the land or building;
  • obtaining any necessary construction or permanent financing;
  • completing a thorough due diligence review of an existing asset and of a potential land acquisition;
  • negotiating the purchase and sale agreement for the land or building and handling all aspects of the closing;
  • forming the appropriate team to accomplish the project and monitoring all aspects on a frequent basis;
  • following the completion of the project, managing the property or overseeing the management using a third-party manager;
  • providing all monthly, quarterly and annual reports in the desired format during the completion of the project and afterward.

1031 Tax-Deferred Exchanges
